Construction Specifics: All exterior walls are made with insulated concrete (“SIP” walls). In place of cement block 2” insulated panels with steel reinforcement are placed between solid 12” X 12” concrete piers. The paneling is then sprayed with 2” of concrete on both sides. The effect is significantly less heat transfer than standard cement block.

Interior walls are constructed using Honduran Pine, Insulation and finished drywall. Main floor was structurally engineered to US standards for tile and consists of 2” x 12” floor joists (blocked every four feet), ¾” Marine Ply, 5/8” Plywood and then 3mm Panilet to insure that the tile will NOT lift or shift.

All windows and glass doors are laminated safety glass with 3/16” and 1/8” glass with lamination in between. All opening windows are made from hardwood and use bronze hardware.

All cabinets, vanities and doors are custom built with hardwood (Rosetto) Main Floor Tile is a combination on Ceramic “Wood” tile on the interior and Porcelain non-slip on the exterior.
