Utila Lodge Dive Resort Description:

The Utila Lodge has been a Utila institution since the 1993. Built initially as a fishing lodge it soon grew to focus on scuba diving as its main business. With its prime location near the center of town and relaxed over-the-water sense of seclusion, the businesses within the Utila Lodge make this a commercial endeavor with a large amount of income generating potential.

The complex consists of four businesses: Utila Lodge full-service, all-inclusive Resort; the Bay Islands College of Diving (BICD) a PADI 5-Star Career Development scuba training facility; Utila’s Hyperbaric Chamber; Baracuda bar and restaurant; and a large commercial rental space which currently houses the non-profit organization: the Whale Shark Oceanic Resource Center (WSORC).

The Utila Lodge is a hotel, restaurant and bar all built upon a dock system over the calm blue water. It is possible to live and breathe the sea in this stunning location.

The 2 Bars and the restaurant are open to the public. There are 8 Guest Suites over the water each with one double and one single bed, private porch in the front and the back, cable tv, hot water double vanity en suite bathroom, air conditioning and ceiling fans. They are located through the main entrance, over the water and close to the reception and dining/bar areas.

The Lodge area and the Guest Suites are built from wood which give the feel of comfort and authenticity. The restaurant has a large buffet area and a spacious covered dining area that seats 50. The dining room is screened in on two sides taking advantage of the natural breezes and affording splendid views of Utila Bay and the dive boat activity on the docks.

The restaurant boasts a highly functional stainless steel industrial kitchen and the only walk-in fridge/freezer on the island of Utila!

The full service reception area consists of two bathrooms, a storage room, a pool table and dart game area. A gift shop and the bar are also located within this area.

Screened in on three sides the breezy bar seats 30 and is a perfect place to enjoy spectacular sunset views over Utila Bay.

The Staff Quarters consist of: three staff rooms with air conditioning and cable t.v; a laundry room; a tool room; a room for storing fishing gear; three additional storage rooms; a compressor room with three Bauer Scuba Compressors K-15; Blending station for mixing compressed gasses; and a Haskle booster pump.

The dock system at the Utila Lodge is extensive and there are spaces for 10-12 boats. There is one covered boat lift available for pulling a boat out of the water for dry dock. There are three large commercial dive boats that come with the sale as well as two flats fishing boats and six kayaks.

Guests of Utila Lodge take full advantage of the docks for sun bathing, relaxing and swimming! There are plenty of hammocks, swinging benches and lounge chairs.

There is a work area located near the main entrance which includes: maintenance manager’s work building; a woodworking shop; beverage storage area; fuel storage area and a generator building with 120 KW, 75 KW generators.

BICD (Bay Islands College of Diving, is located on the same premises as Utila Lodge at the street front. This bustling dive center offers courses from beginner to the Professional level of PADI Courses. BICD has been operation since 1995 when it started as an eco-friendly-dive-center for backpackers. Today, it is a fully operating, successful and growing dive school! There is a storage space and an indoor pool located just behind the BICD Reception Area where the confined water courses are taught-it is one of the only dive centers on the island to have a pool!

Included with the sale are many full sets of rental scuba diving gear and multiple scuba air tanks. BICD offers its own accommodation for their divers located above the dive center two and three stories up. There are two dormitory-type rooms: one that sleeps 15 people, the other sleeps six with a shared self-catering kitchen area and two bathrooms with showers.

There are 3 private apartments complete with kitchenette and en suite bathroom and three private rooms with en suite bathrooms. The fourth floor of the building is a spacious covered area which could be converted into more dormitories, apartments or storage.

BICD also has three air-conditioned classrooms one of which is conference sized and can accommodate 40 people. All classrooms are outfitted with audio/visual equipment. There is also a storage room and a bathroom all of which are located via second story walk-way in the adjacent building which also houses the Utila Hyperbaric Chamber and, currently, the commercial rental space which is being utilized by the WSORC (Whale Shark Oceanic Research Center).

On the third floor of this building is the Barracuda Bar and Restaurant which is an open-air partially covered deck bar with spectacular 180 degree views of Utila Bay.

The Utila Hyperbaric Chamber and Trauma Center is the only hyperbaric chamber on the island and has been in operation since 1998. This clinic is fully stocked with an x-ray machine and medical supplies necessary in an emergency.

Another commercial rental unit is located next to the Chamber and provides a large open space that currently houses the non-profit organization WSORC. This space has a small kitchen area, a bathroom a display area and a conference area.

Utila Lodge and associated businesses provide a physical footprint that includes over 24,000 square feet of physical building and 6,000 square feet of docks and sun decks. All of this is situated right in the heart of Utila Town on the main harbor and represents an incredible potential income opportunity for new owners.
